Real estate in Athens · for international buyers

Your address in Athens. No surprises.

We advise buyers from abroad on purchasing an apartment, a house or an investment property in Athens and on the Athens Riviera — from the first conversation to registration in the land registry.

About

An independent buyer-side advisory for people considering a property in Athens — from Kolonaki to the coast.

We do what you would want someone to have done before your first deposit: explain the market, check the property and the paperwork, calculate the real costs and see the purchase through to the end. We speak English and Serbian, know the Greek procedure and work with a licensed network in Athens.

  • Accuracy before speed

Every figure has a source and a date. If something is not confirmed, we say so.

  • Advice, not sales

You buy when you know what you are buying. If a property is not right for you, we will tell you.

  • To registration, not to signature

You own the property only once it is registered in the land registry. That is where our job ends — not at the notary.

Services

One place for the whole purchase.

Four things every foreign buyer has to resolve in Greece — and that we resolve with you.

I

Property search and viewings

We define what you need — neighbourhood, budget, purpose — and select from the current supply of apartments, houses and plots in Athens and on the Riviera. Viewings are organised in a single visit.

  • Shortlist to your criteria
  • Viewings in Athens, with interpretation
  • Negotiation of price and terms
II

Legal and technical due diligence

Before the deposit, not after. A lawyer checks title and encumbrances, an engineer checks the legality of the building — because without the certificate the notary cannot execute the transfer.

  • AFM (tax number) and power of attorney
  • Land registry and mortgage registry checks
  • Engineer’s certificate and αυθαίρετα
III

Costs and taxes

A written breakdown of all costs before you sign: transfer tax, notary, lawyer, registration, commission. For new builds we check whether the price includes VAT or is quoted plus VAT.

  • Total acquisition cost calculation
  • ENFIA and annual running costs
  • Tax treatment written into the pre-contract
IV

Investment and Golden Visa

Realistic yield, not a promised one. Long-term letting as the base case, short-term as a bonus. For those considering a residence permit — thresholds, conditions and restrictions, before you choose a property.

  • Yield estimate by neighbourhood
  • Letting rules (AMA registration, restrictions)
  • Golden Visa: €250k / €400k / €800k

Neighbourhoods

Athens is not one market but five.

The question “what do you need the property for” usually settles it in five minutes. These are our starting points.

  • Centre

    Kolonaki, Plaka, Koukaki, Pangrati

City and culture, everything on foot. The strongest market for long-term letting.

  • South · Riviera

    Faliro, Glyfada, Voula, Vouliagmeni

The coast twenty minutes from Syntagma. For those who need the sea.

  • North

    Kifisia, Psychiko, Marousi

Villas, greenery and international schools. The choice of families who want space.

  • East

    Holargos, Papagou, Agia Paraskevi

Quiet, residential, on the metro. Neighbourhoods people live in.

  • Piraeus

    Piraeus and the port

The sea inside the city, with prices still below the rest of Athens.

Map

Twenty-five districts, five markets, one metro network.

Where each district sits, which metro line reaches it and how far the coast is — the picture we keep open while working with a buyer.

How we work

From the first conversation to the keys.

4–8weeks

from deposit to land-registry entry, if the paperwork is clean. The order is deliberate — AFM first, engineer before the deposit, tax before the notary.

  1. Conversation and criteria

Purpose, neighbourhood, budget including all costs. If you are looking at a Golden Visa or yield, that changes the selection from day one.

    Day 1
  2. AFM and power of attorney

Greek tax number in one day, through a lawyer — no need to travel for it.

    1 day
  3. Viewings and shortlist

Viewings in Athens in a single visit, with interpretation. We shortlist together, on the spot.

    1 visit
  4. Checks before the deposit

Lawyer: title and encumbrances. Engineer: legality of the building. Written cost breakdown.

    1–2 weeks
  5. Pre-contract, tax, notary

Terms and tax treatment go into the pre-contract. Transfer tax (3.09%) is paid before the notarial deed.

    2–4 weeks
  6. Land registry

You become the owner only on registration at the Ktimatologio. That is where we hand over the keys — and the papers.

    1–2 weeks
